All home rentals require a deposit equal to one month's rent unless you have pets. In that case there will be an additional pet deposit required to be paid in full prior to the pet coming on the property. If you do not have pets you may split the deposit in half and submit half with your application and the other half in one month if you need to.
We do not hold properties. Do not submit an application for a rental unless you are prepared to sign a one-year lease upon approval. If you are approved by us and do not take the property immediately you will forfeit the deposit paid with the application. Your deposit will be returned only if you are not approved.
The monthly rent cannot exceed 28% of your provable and garnishable monthly income (before taxes) unless you deposit a sum equal to three month's rent as your security deposit or have a co-signer with the appropriate income. We do not accept Section 8. We allow a maximum of two people per bedroom to reside in all homes for rent.
By submitting an application you agree that we may do a complete background, criminal and credit check which can take 2-3 days. We understand that in these trying times people have occasional credit hiccups. We reserve the right to turn someone down with bad credit but we are mostly interested in housing problems with prior landlords, utility and phone companies, etc. Do not bother applying if you have a criminal record. And due to the high expense of clean-up and renovation we no longer allow smoking inside our rentals (outside is fine).
Each financially-responsible person on the lease must either obtain at the office or print out and complete each page below and submit them to our office with the deposit, copies of a picture ID (such as a drivers license), proof of income and a copy of all auto registrations for any vehicles that will normally be at the rental property. Copies of the application can be obtained at our office during normal business hours.
